Linear Gate Motor Replacement: The Baytown Owner’s Guide

We stock and install Linear-compatible gate motors across Baytown, with most residential swing-gate motor replacements running $850-$1,450 installed depending on the model line, arm configuration, and whether your existing bracket survived. Same-day replacement is usually possible when we have the motor on the truck, and we’ll tell you honestly before you commit. Most Baytown homeowners discover a failed Linear motor the same way: the gate hums but doesn’t move, the remote works intermittently, or the operator clicks and sits silent. The motor isn’t a mystery part. We’ll match it, price it in writing, and have it running, usually the same day.

Which Linear Models This Applies To

Linear gate operators fall into a few distinct families, and the replacement motor has to match the right one. The Linear LDO series (often found on mid-range swing gates) uses a 24V DC actuator motor with a built-in limit system. The Linear SWR and SLR lines are 12V DC swing-arm operators common on lighter residential gates, and their motors are smaller, with a different gear ratio than the LDO. The Linear VS-GSLG slide-gate operator uses a 1/2 HP motor, and the Linear GTO/PRO line (sold widely through farm and ranch suppliers) is the most common in Baytown backyards, running a 12V system with a separate control board.

The gotcha most owners hit: the motor part numbers don’t cross between families. An LDO motor won’t drop into a PRO-series housing, even if the mounting bolt pattern looks close. Before we quote anything, our techs check the model plate on the operator housing and photograph it, so we’re matching on the plate, not on a guess. For Linear specifically, we stock OEM motors where the arm assembly is Linear-specific, and for the GTO/PRO and VS lines we often install the OEM-equivalent aftermarket motor when the original is no longer available from Linear. Either way, you’re told which one is going in, in writing, before the work starts. Vance Gate Repair Baytown is an independent service provider; we’re not affiliated with Linear or Nortek, and that independence means we can tell you when an aftermarket equivalent is actually the smarter money.

Signs Your Linear Gate Motor Replacement Is Failing

Signs Your Linear Gate Motor Replacement Is Failing
  • The gate hums but doesn’t move. This is usually the motor’s capacitor or a stripped gear between the motor shaft and the arm. On Linear swing operators, the gear teeth are nylon by design, and they wear smooth after years of Baytown sun and grit.
  • The gate opens a few inches and reverses, or stops mid-travel. The motor’s torque output is dropping, often because the internal brushes are worn. Linear DC motors use carbon brushes that erode over time; by the time the gate is stalling halfway, the motor is close to done.
  • The remote works, but the motor clicks or chatters. That chatter is the motor trying to engage against a failed internal bearing. Continuing to run it this way will eventually burn the control board, which turns a motor swap into a board replacement too.
  • The gate moves much slower than it used to, even with a fully charged battery. Brushed DC motors lose RPM as the brushes wear. The gate still cycles, but it’s taking twenty seconds to do what used to take twelve, and that slowdown is the motor telling you the brushes are nearly gone.
  • You smell a warm, electrical odor near the operator after the gate cycles. That’s the motor winding overheating, usually from a failing bearing adding drag. It’s a fire risk if left running, and it’s a clear replacement signal.

Replacement Cost & What’s Included

In Baytown, a Linear gate motor replacement runs between $850 and $1,450 installed for most residential swing and slide operators. The range is driven by three things: the motor family (GTO/PRO motors sit at the lower end, LDO and VS-GSLG at the higher end), whether the arm bracket and mounting plate are intact, and whether the control board survived the failure. If the board is still good, the job is simpler and cheaper. If the motor took the board down with it, we’ll show you the board’s condition in a photo, and the price adjusts in writing before we touch the panel.

Every replacement includes the motor, the install labor, resetting the limit switches, re-photographing the final positions, and the written photo log of what was found and what was installed under the Haven Standard. We don’t hand you a verbal number and surprise you after the job; the price is written and agreed before the motor comes out of the box. The work carries the 365-Day Done Right Promise: if the motor or the install isn’t right within a year, we make it right at no additional charge.

Replacement Scope Typical Baytown Installed Price
Mighty Mule/GTO-PRO swing motor (12V) $850-$1,050
Linear LDO swing motor (24V) $1,100-$1,450
Linear VS-GSLG slide motor (1/2 HP) $1,200-$1,450
Motor + replacement control board Add $180-$350
Motor + new arm bracket/mount Add $90-$180

None of these numbers are hidden until the invoice. You get the line-item price before work starts, under Haven Standard Clause 1, which is the whole reason we put it in writing.

DIY or Call Us?

DIY or Call Us?

There’s an honest split here. You can safely check a few things before you call: is the operator getting power, is the breaker tripped, is the battery (on solar or 12V systems) holding a charge, and is anything visibly jammed in the arm path. Those are safe, useful diagnostics. But swapping a Linear gate motor is not a five-minute bolt-on job. The motor wires carry live low-voltage current from the control board, and the limit switches have to be set precisely or the gate will over-travel on the first cycle and rip the arm or bend the gate. On swing operators, the arm is under tension from the gate’s weight; a misstep there can drop the gate onto you. We’ve fixed enough DIY motor swaps in Baytown to know the pattern well: the motor went in, the limits were wrong, and the new motor burned itself out in a week. That’s a $900 lesson that a $0 estimate would have prevented. If the motor is dead, call us at (346) 315-4812 and we’ll quote the replacement in writing before anything gets unbolted. Found it, priced it, fixed it. That’s the whole report.
