The problem: a LiftMaster swing arm motor had chewed through its internal gear after eleven years of Baytown humidity and salt air. The gate was sagging enough to drag on the concrete. We replaced the motor, re-set the arm bracket, and re-leveled the hinges. The photo-eye (the infrared beam that stops the gate if something crosses the path) had been knocked out of alignment by the sag, so we reset it and photographed the new position. The problem: a cantilever gate off Garth Road had a wheel bearing seize, and the gate was grinding to a stop halfway through its travel. The homeowner had been forcing it, which was wearing the chain. We pulled the wheel, replaced it with a sealed bearing unit, cleaned the track, and adjusted the chain tension. The gate rolls with one hand now. Before we left, the homeowner received a photo log of every adjustment and a written record of the part number installed.

Welded Repair on a Bent Steel Driveway Gate

The problem: a vehicle nudged a steel driveway gate near Baytown’s east side, bowing the top rail and cracking a weld. The gate was binding against the post. We straightened the rail, welded the crack, and re-hung the gate so it sat square. Then we adjusted the opener’s limit switches, because the impact had pushed travel settings twelve degrees past where they belonged. The gate now closes flush against the stop without slamming. This was a repair, not a replacement, and it cost a fraction of a new gate.

FAAC Hydraulic Opener on a Commercial Entry Gate

The problem: a light commercial property in Baytown had a FAAC hydraulic opener leaking fluid, and the gate was crawling at half speed. The property manager assumed the pump was dead. We found the seals were the issue, replaced them, topped the hydraulic fluid, and re-tuned the speed and force settings. The gate cycles in under ten seconds now. Mighty Mule Gate Opener Failing in the Rain

The problem: a Mighty Mule opener on a residential gate in Baytown worked fine until it rained. Then it died. Water was getting into the control board through a cracked enclosure seal. We replaced the board, re-sealed the enclosure with weatherproof gasket material, and repositioned the wiring so condensation wouldn’t pool on the terminals. The gate has made it through three heavy storms without faulting. This is a common failure pattern in the Baytown climate, and the fix is usually the seal, not the whole motor.

Ghost Controls Keypad and Access Panel Rewire
